What is a buyer's agent?
A buyer's agent is a licensed professional who searches, evaluates and negotiates the purchase of property on behalf of the buyer. Buyer's agents do not sell real estate.

What does 'exclusive' mean?
Buyer's agents offer exclusive service because they act only for you, the buyer. They can deal with real estate agencies or private sellers without conflict of interest. A buyer's agent cannot act for (or accept a commission from) both parties in the transaction.

What does a buyer's agent do?
Change of Address offers a range of services - whether handling the entire process from search to settlement, simply negotiating the purchase on your behalf, or bidding at auction.

Why should I use a buyer's agent?
A buyer's agent works only for you, the buyer. (A real estate agent works for the seller.) A buyer agency can:

  • Save you time and money
  • Find properties that are not yet listed
  • Negotiate the price
  • Provide you with the knowledge to make an objective decision.

A buyer agency will also help you avoid:

  • The hype from sales agents and glossy brochures
  • Buying on impulse
  • Stress and pressure
  • Paying too much through lack of negotiating skills.

Using a buyer’s agent is increasing in Australia. It is common in the UK, and in the US over 50% of purchasers use an agent.

Isn’t it too expensive?
You are likely to cover the agent’s fee simply by what you save on the purchase price. In a sense it is an insurance policy against costly mistakes or paying more than the true value. For investors, the fees are tax-deductible.

How long will it take to find the right property?
This varies according to the brief and local market conditions, but it typically takes between three and six months to secure the ‘perfect gem’ you’re seeking.
